Stucco is everywhere in Richmond, Burnaby and South Vancouver — and when the coating fails, water gets behind it and creates serious problems. A proper stucco repaint with the right elastomeric or acrylic system seals hairline cracks, reflects UV, and locks out the rain for the next 8–12 years.
Stucco fails in two ways: hairline cracking from house movement, and chalking from UV breakdown of the original coating. Both problems let water in, and once water gets behind stucco it doesn't come out easily. We address both during every stucco repaint we do — soft-washing to remove dirt and chalking, brushing out cracks and filling them with a flexible acrylic patch, and applying a coating system matched to the condition.
For sound stucco with no significant cracking we use a premium 100% acrylic exterior — flexible, breathable, UV-stable. For older stucco with widespread hairline cracks we step up to an elastomeric coating that bridges cracks up to 1/16" wide and stays flexible through the seasons. Both go on sprayed-and-back-rolled to drive product into the texture for full mil thickness.
Trim, soffits, fascia, garage doors and entry doors are repainted in coordinated colours so the whole envelope reads as one finished project — not just the stucco panels.

What's the difference between acrylic and elastomeric on stucco?
Acrylic is the standard choice for sound stucco. Elastomeric is a thicker, more flexible coating that bridges hairline cracks up to about 1/16" wide — recommended on older or widely-cracked stucco.
How long does a stucco repaint last?

Do you repair stucco cracks before painting?
