Vancouver Painters FAQ
Detailed answers to the questions Vancouver and Lower Mainland homeowners ask us every week — timelines, paint brands, strata rules, exterior season, warranty and more.
How long will my Vancouver painting project take from start to finish?
Timelines are predictable once we know the scope. A single bedroom or office takes 1 working day. An average Vancouver condo (700–1,100 sq ft) takes 2–4 days. A townhouse interior runs 4–6 days, and a full detached-home interior takes 5–10 working days depending on prep, ceilings and trim. Cabinet refinishing is 5–8 business days with your kitchen usable the entire time. Exterior projects depend on Vancouver's coastal weather — most detached homes need 5–12 days of dry conditions with daytime temperatures above 10°C, which is why we book exteriors April through October. We confirm a start date in writing, show up when we say we will, and provide a daily progress update so there are no surprises.
Do I need to move out of my home or condo while you paint?
No — almost no one does. We work room-by-room and seal off active work areas with plastic zip walls so the rest of your home stays clean and livable. We use low-VOC and zero-VOC paints (Benjamin Moore Aura, Natura and Regal Select; Sherwin-Williams Emerald and Harmony) that are safe to be around within hours of application, with virtually no lingering odour. Floors are protected with rosin paper and canvas drop cloths, furniture is centred and covered, and we clean up at the end of every day. Families with young kids, pets, or anyone working from home routinely stay in place during full-house repaints in Vancouver and the North Shore.
What paint brands and products do you use, and why?
We standardize on two professional-grade lines because they hold up best in Vancouver's wet, coastal climate. For interiors we use Benjamin Moore (Aura, Regal Select, Scuff-X, Advance) and Sherwin-Williams (Emerald, Cashmere, Duration Home). These are washable, fade-resistant, and bond properly to the older plaster and drywall common in homes from Kitsilano, Kerrisdale, Mount Pleasant and the West End. For exteriors we use Benjamin Moore Aura Exterior, Regal Select Exterior, and Sherwin-Williams Emerald Exterior or Duration — all formulated to resist mildew, UV fade and the freeze-thaw cycles we see on the North Shore. For kitchen cabinets we spray Benjamin Moore Advance or Renner waterborne lacquer for a true factory finish. We do not use builder-grade, contractor-line or big-box budget paints — they fail early in our climate and end up costing more.
Are you licensed, insured, and WorkSafeBC covered in British Columbia?
Yes — fully. 4C Painters Vancouver holds a valid City of Vancouver business licence and operates legally across Metro Vancouver including Burnaby, Richmond, Surrey, Coquitlam, North Vancouver, West Vancouver, New Westminster, Delta and Langley. We carry $5 million in commercial general liability insurance, and every crew member is registered and in good standing with WorkSafeBC. We provide proof of insurance and a current WorkSafeBC clearance letter to every client and to strata councils or property managers before work begins — this is non-negotiable in Vancouver high-rises and most strata buildings.
Do you offer a warranty on your painting work?
Yes, in writing. Every interior project includes a 3-year workmanship warranty covering peeling, blistering, cracking and adhesion failures on properly prepared surfaces. Exterior projects come with a 5-year written warranty against premature failure. Cabinet refinishing carries a 2-year warranty against chipping and yellowing. If anything covered by the warranty fails, we return and fix it at no charge — no fine print, no run-around. Our warranty is transferable to the next owner if you sell your home within the warranty period, which is a real selling feature in Vancouver's resale market.
How many coats of paint do you apply?
Our standard is two finish coats over a tinted primer when changing colours, or two coats of self-priming premium paint when refreshing the same colour on sound surfaces. Deep, saturated colours (reds, navy, forest green, charcoal) and most ceilings need a third coat for full hide and uniformity — we include this in the original quote rather than charging mid-project. New drywall, water-stained ceilings (common in older Vancouver and North Shore homes), tannin-bleeding cedar, and bare wood always get a dedicated stain-blocking primer first. The number of coats and the specific primer are written into your quote so there is no ambiguity.
Do you do all the prep work, or just the painting?
Prep is roughly 70% of a quality paint job and it is fully included in our pricing. For interiors that means filling nail holes and dents, patching drywall up to fist-sized holes, sanding glossy trim and cabinetry for adhesion, caulking gaps along trim and ceilings, masking floors and fixtures, and spot-priming all repairs and stains. For exteriors we pressure wash the entire substrate, scrape and sand all loose or failing paint to a sound edge, treat any mildew (a near-constant in Vancouver's climate), spot-prime bare wood, re-caulk all seams and window perimeters with high-grade urethane caulk, and protect landscaping and walkways. Cutting corners on prep is the #1 reason paint jobs fail early on the West Coast — we don't.
Can you paint kitchen cabinets in Vancouver, and how does the process work?
Yes — cabinet refinishing is one of our specialties and we do it the right way, not the on-site brush-and-roll way. We remove all doors, drawers and hardware, label everything, and transport them to our dedicated Vancouver spray shop. There they are degreased, lightly sanded, vacuumed, primed with a bonding primer, and sprayed with 2–3 coats of waterborne lacquer (Benjamin Moore Advance or Renner) in a dust-controlled environment for a true factory finish. Cabinet boxes are scuff-sanded, primed and sprayed in place with HVLP equipment and full containment. Total turnaround is 5–8 business days and your kitchen remains fully usable the entire time. Add new soft-close hinges or hardware and your kitchen looks brand new for a fraction of replacement cost.
Do you paint Vancouver condos and follow strata building rules?
Absolutely — condo and strata work is a major part of what we do. We paint in dozens of Vancouver towers every year including buildings in Yaletown, Coal Harbour, the West End, False Creek, Olympic Village, Brentwood, Metrotown and Lower Lonsdale. We're familiar with elevator booking procedures, Certificate of Insurance (COI) submission to strata managers, parkade and freight access, restricted work hours (typically 9 AM–5 PM weekdays, no weekends in most buildings), noise rules, and floor and elevator protection requirements. We submit insurance and WorkSafeBC documentation directly to FirstService Residential, Rancho, AWM-Alliance, Associa and other major Vancouver property managers — usually within 24 hours of booking.
When is the best time of year to paint a house exterior in Vancouver?
Mid-May through late September is the ideal window in Metro Vancouver — daytime temperatures consistently above 10°C, lower humidity, and longer dry stretches between rain systems. Early October can still work in a dry year. We avoid painting exteriors below 5°C overnight, in active rain, or when humidity stays above 85% for extended periods, because modern acrylic exteriors won't cure properly and adhesion suffers. If your project lands in shoulder season we monitor Environment Canada forecasts daily and schedule work blocks around dry windows. For homes on the North Shore (North Van, West Van, Deep Cove), where rain totals are higher, we recommend booking June through August whenever possible.
Do you provide free, no-obligation estimates in Vancouver?
Yes. We come to your home, condo or commercial space anywhere in Metro Vancouver — Vancouver, Burnaby, Richmond, the North Shore, Tri-Cities, Surrey, New West, Delta and Langley — measure every wall, ceiling and trim section, discuss colours, sheens and prep, and email a detailed line-item fixed-price quote within 24–48 hours. There is no obligation, no high-pressure sales call, and no deposit required to receive the quote. The price you see is the price you pay — we don't quote low and add 'extras' later.
Can you help me choose paint colours for my Vancouver home?
Yes — a free colour consultation is included with every project. We bring large 11x14 painted samples (not the tiny chips from the paint store) so you can see the actual colour in your real lighting at different times of day — which matters a lot in Vancouver where overcast days dominate half the year. Our designers know which whites read warm vs cool under West Coast light and can recommend tested favourites: Benjamin Moore Chantilly Lace, White Dove, Classic Gray, Edgecomb Gray, Revere Pewter, Hale Navy, and Wrought Iron all perform beautifully in local homes. For heritage and character homes in Kitsilano, Mount Pleasant, Strathcona and the West End we can also pull historically appropriate exterior palettes.
Do you take on small painting jobs or only full repaints?
We take projects of every size — a single accent wall, one bedroom refresh, a hallway, a stairwell, touch-ups for a real estate listing, a single front door respray, or a complete inside-and-out repaint of a large Shaughnessy home. We do have a small minimum to make the on-site visit worthwhile, but there is no upper limit. Many of our long-term clients started with a single small room and have had us back every couple of years for the next phase.
How should I prepare my home before the painters arrive?
We make this easy. Take down wall art, mirrors, photos and curtains; move fragile or valuable items off shelves and out of closets being painted; and unplug electronics near work areas. Aim for about 3 feet of clearance from any wall we'll be painting. We handle the rest — moving and centring heavy furniture, covering everything in plastic, masking floors with rosin paper and canvas, protecting fixtures, and removing/re-installing switch plates, outlet covers and HVAC vents. If you have pets, let us know in advance so we can coordinate doors and gates carefully.
What payment methods do you accept, and do you offer financing?
We accept Visa, Mastercard, American Express, Interac e-Transfer, cheque and direct bank transfer. For larger projects we offer 0% financing for 6 months and longer term plans through Financeit, with quick online approval and no impact to your credit for pre-qualification. Standard payment terms are a deposit on booking, a milestone payment at project start, and the balance on completion and your sign-off — never any large up-front payments.
Which areas of Metro Vancouver do you serve?
We service all of Vancouver and the surrounding Lower Mainland: City of Vancouver (Downtown, West End, Yaletown, Coal Harbour, Kitsilano, Point Grey, Dunbar, Kerrisdale, Marpole, Oakridge, Shaughnessy, South Granville, Mount Pleasant, Fairview, Riley Park, Strathcona, Grandview-Woodland, Hastings-Sunrise, Renfrew, Killarney, Champlain Heights), the North Shore (North Vancouver, West Vancouver, Lions Bay, Deep Cove), Burnaby, Richmond, Tri-Cities (Coquitlam, Port Coquitlam, Port Moody), New Westminster, Surrey (including White Rock and South Surrey), Delta (Tsawwassen, Ladner), and Langley. Travel is included in our quoted price for these areas — no surprise trip charges.
Why do paint jobs fail early in Vancouver, and how do you prevent it?
Vancouver's climate is uniquely tough on paint: 160+ rain days a year, high humidity, salt air on the North Shore and Point Grey, intense summer UV on south-facing exteriors, and freeze-thaw cycles inland in Coquitlam and Maple Ridge. Most early failures come from three things — inadequate surface prep, painting in the wrong conditions, and using cheap paint. We address all three: thorough wash-scrape-sand-prime prep on every exterior, strict adherence to manufacturer temperature and humidity windows, and exclusive use of premium products (Benjamin Moore Aura, Sherwin-Williams Emerald and Duration). The result is exterior finishes that look great 7–10 years out and interiors that hold up to family life.
