Popcorn ceilings (also called stucco ceilings or stipple) were standard in Vancouver homes built between roughly 1950 and the early 1990s. The catch: popcorn texture sprayed before 1990 may contain asbestos, so we always recommend a quick lab test on pre-1990 homes before any scraping starts.
Once we have the all-clear (or you've arranged abatement separately), we mask off the room with full plastic containment from floor to ceiling, protect floors with rosin paper and plastic, and mist-and-scrape the popcorn off in manageable sections. The exposed drywall almost always needs skim-coating — we apply two to three skim coats, sand to a level-4 or level-5 smooth finish, and prime with a stain-blocking primer to lock in any moisture or nicotine staining.
Finally we apply two coats of premium flat ceiling paint, cut crisp wall-to-ceiling lines, and fully clean up. The transformation is dramatic — and unlike DIY, there's no popcorn dust drifting through your home for the next month.

Do I need an asbestos test before popcorn removal?
If your home was built before 1990 we strongly recommend a lab test on a small sample of the ceiling texture. Pre-1990 popcorn may contain asbestos and requires licensed abatement before we scrape.
How much does popcorn ceiling removal cost in Vancouver?

How long does removal take?

Can you fix water stains on the ceiling at the same time?
Yes — water stains are sealed with stain-blocking primer before the topcoat so they don't bleed through. Source of the leak should be repaired first.

Most clients go smooth (level-4 or level-5) for a modern look. We can also apply a light orange peel or knockdown texture if preferred.
