Smooth modern ceiling after popcorn texture removal in a Vancouver home

Popcorn Ceiling Removal

Popcorn Ceiling Removal in Vancouver

Popcorn ceilings instantly date a home — and removing them is the single highest-impact ceiling upgrade you can make to a Vancouver property. We scrape, skim-coat, sand, prime and paint so your ceilings look smooth, modern and brand-new — without the dust storm DIY usually creates.

Popcorn ceilings (also called stucco ceilings or stipple) were standard in Vancouver homes built between roughly 1950 and the early 1990s. Removing them transforms a room — ceilings look taller, light bounces better, and the whole home reads dramatically more modern. The catch: popcorn texture sprayed before 1990 may contain asbestos, so we always recommend a quick lab test on pre-1990 homes before any scraping starts.

Once we have the all-clear (or you've arranged abatement separately), we mask off the room with full plastic containment from floor to ceiling, protect floors with rosin paper and plastic, and mist-and-scrape the popcorn off in manageable sections. The exposed drywall almost always needs skim-coating — we apply two to three skim coats, sand to a level-4 or level-5 smooth finish, and prime with a stain-blocking primer to lock in any moisture or nicotine staining.

Finally we apply two coats of premium flat ceiling paint, cut crisp wall-to-ceiling lines, and fully clean up. The transformation is dramatic — and unlike DIY, there's no popcorn dust drifting through your home for the next month.

FAQ

Popcorn Ceilings painting questions, answered

Do I need an asbestos test before popcorn removal?

If your home was built before 1990 we strongly recommend a lab test on a small sample of the ceiling texture. Pre-1990 popcorn may contain asbestos and requires licensed abatement before we scrape.

How much does popcorn ceiling removal cost in Vancouver?

Most Vancouver popcorn removals run $3–$6 per square foot of ceiling — including scraping, skim-coating, sanding, primer, and two coats of paint. Final pricing depends on ceiling height and damage underneath.

How long does removal take?

A typical Vancouver living room (200–300 sq ft of ceiling) takes 2–3 working days from containment to final coat. Whole-home projects are scheduled room by room so you can stay in the house.

Will it be very dusty?

Far less than DIY. Full plastic containment, masked floors, vacuum-attached sanders and complete clean-up keep dust contained to the work zone.

Can you fix water stains on the ceiling at the same time?

Yes — water stains are sealed with stain-blocking primer before the topcoat so they don't bleed through. Source of the leak should be repaired first.

Do you re-texture or always finish smooth?

Most clients go smooth (level-4 or level-5) for a modern look. We can also apply a light orange peel or knockdown texture if preferred.
