History

A brief history of New Westminster

Founded in 1859 by the Royal Engineers and named by Queen Victoria herself, New Westminster served as BC's capital from 1859 to 1866. The Great Fire of 1898 destroyed much of the downtown, but Queen's Park and the West End survived — preserving entire blocks of late-1800s heritage architecture that we still paint today.

Queen's Park

75-acre Victorian-era park with heritage homes lining its borders.

Anvil Centre

Local Homes

New Westminster home styles we paint

New West has Metro Vancouver's densest concentration of Victorian, Queen Anne, Edwardian, and Craftsman heritage homes — especially in Queen's Park and West End. Modern Quay condos add a contemporary contrast.

Local Climate

Weather considerations

Sheltered from direct ocean weather but on the Fraser River, New West has slightly milder temperatures and significant fog. Heritage wood siding requires breathable, vapour-permeable paint systems.

New Westminster painting FAQs

Frequently asked questions about painting in New Westminster

Do you paint Queen's Park heritage homes?

Yes — Queen's Park Victorian and Edwardian homes need careful prep, breathable paint systems, and respect for original detailing. We work within New Westminster heritage guidelines where applicable.

Can you paint a unit in a Quay condo tower?

Absolutely. We're familiar with Quay strata requirements (work hours, elevator booking, COIs) and complete most one-bedroom condos in 2 working days.

How much does it cost to paint a house in New Westminster?

Most New Westminster interior repaints fall between $3,500 and $8,500 depending on square footage, ceiling height, and number of colours. Exterior repaints typically range from $6,000 to $18,000. Every 4C Painters Vancouver quote is fixed-price and itemized — no surprises.

Are you licensed and insured to work in New Westminster?

Yes — we carry $5M liability insurance, full WCB coverage, and a City of Vancouver business licence accepted by New Westminster strata councils, property managers, and building permits. Certificates of insurance are provided on request before work begins.

How long does an interior repaint take in a typical New Westminster home?

A 3-bedroom New Westminster home usually takes 3–5 working days for walls, ceilings, and trim. Cabinet refinishing adds 4–6 days. We confirm the schedule in writing before we start and stick to it.

What paint brands do you use on New Westminster projects?

We standardize on Benjamin Moore Aura/Regal Select and Sherwin-Williams Emerald/Cashmere — premium low-VOC, washable lines proven in the Lower Mainland's wet climate. We never substitute builder-grade paint to cut corners.

Do you offer a warranty on work done in New Westminster?

Every New Westminster project comes with our written 2-year workmanship warranty covering peeling, blistering, and abnormal wear. Most premium paints we use also carry their own manufacturer warranties up to 25 years.
