Every exterior project starts with a thorough envelope inspection — we walk the building looking for rot, failed caulking, peeling paint, mildew, nail pops and bare wood. Anything we find goes into the written scope so there are no surprise change orders mid-project. We then power wash the entire envelope, scrape and sand to a sound edge, replace failed caulking, spot-prime bare wood and stains, and re-seal every joint and penetration before any finish coat goes on.
Coatings matter even more outdoors than they do inside. We use premium 100% acrylic exterior systems engineered for the Pacific Northwest — flexible enough to handle wood movement, breathable enough to release moisture, and UV-stable so colours don't chalk after a single Vancouver summer. Where the substrate calls for it, we'll spec elastomeric coatings to bridge hairline cracks in stucco or fibre-cement. Everything is sprayed and back-rolled to the correct mil thickness for maximum adhesion and uniform coverage.
We monitor the forecast obsessively and never paint over wet substrate. Most exterior projects in Vancouver are scheduled May through September, but with the right products and conditions we can run shoulder-season jobs into October.
